Preparing your home for sale
When viewers arrive, you want to do everything you can to show them your property’s potential. Helping buyers to picture themselves living in your home not only means you’ll likely receive better offers, but that you’re more likely to sell quicker too. Here we’ve shared some of our top tips to prepare your home for sale.
Declutter
Buyers will often struggle to see past furniture and personal items, and these things can make rooms feel small. Consider moving things into a garage or box things up and pop them in the loft but try to strike a balance - remember people buy into a lifestyle!
A Fresh Lick of Paint
As we’ve mentioned, giving the right first impression is vital when selling your home. Giving your walls a fresh lick of paint is all it takes to brighten up your room and it can make all the difference. Always stick to neutral colours, your taste may not be the same as others!
Fix, Fix, Fix
Small outstanding repairs can be easy to ignore when you see them every day, but when a buyer comes to look around your property, little things like that can make a property seem tired. Small outstanding jobs will give buyers the impression there may be other hidden larger jobs.
Don’t Forget to Clean
Cleaning is one of the most important factors of preparing your home to sell. When wanting to portray your property in the best light to prospective purchasers, it is crucial the property is clean. Lack of cleaning can lead buyers to think the property requires more work or replacement of items, that in fact could’ve been cleaned. E.g. Kitchens (oven, units, worktops, hobs, flooring, splash backs, etc), bathroom (toilet, bath, shower screen, taps, flooring, tiling), carpets, gardens (cutting the lawn, weeding driveway and patios, jet wash decking).
Dress your home
Some buyers are looking for a lifestyle as much as a home. Setting the table with a simple white dinner set and some pretty napkins, for example, can help people imagine living in your home. Put some flowers on the table to add a splash of colour and create a homely feel. Open the windows ahead of a viewing – it’ll help create a ‘fresh’ feeling during a viewing.
