A new Private Rented Sector (PRS) Database is being introduced by the UK Government as part of the Renters’ Rights Act 2025, with the rollout beginning from late 2026.
The database will create a national register of private landlords and the properties they let in England. Landlords will be required to register themselves and their properties and provide key information, including landlord contact details, property details and relevant safety information. An annual registration fee will also apply, with the amount to be confirmed closer to launch.
The database is intended to provide a central source of information for landlords, tenants and local authorities. For landlords, it will provide guidance and help demonstrate compliance; for tenants, it is intended to provide greater transparency when choosing a property; and for councils, it will provide better information to support enforcement activity.
The rollout will initially focus on landlords and local councils and will take place regionally from late 2026. Further details, including the registration process, fees and the information landlords will need to provide, will be confirmed by the Government as the database is introduced.
