What It Means for the Swanage Property Market

If you have been keeping an eye on the property headlines lately, you will have seen the announcement of the upcoming Autumn Budget scheduled for Wednesday 28th October.

We here at HGH Swanage have created a guide to how the latest budget will actually affect the Swanage property market.


1. Premium Seaside Homes & The “Mansion Tax”

One of the main concerns in the local area has been the High Value Council Tax Surcharge, which is set to introduce substantial annual fees (between £2,500 and £7,500) on properties valued over £2 million starting in April 2028.

  • What this means for us: Within our premium market, there is the speculation that the government may lower this threshold to £1.5 million. If you own a high-value property in Purbeck, listing at a competitive asking price from day one will be critical to keeping premium buyers engaged.

2. Landlords & Second Homeowners

The 5% Stamp Duty surcharge for second homes remains a significant factor, and property income tax rates are set to climb by 2% in April 2027 (bringing rates to 22%, 42%, and 47%).

  • What this means for us Because Swanage has a historically high level of second homes and holiday investments, these compounding tax changes are causing some investors to rationalise their portfolios. This shift is releasing a high amount of homes back into the local market. For buyers, this means more choice and better negotiating power than we have seen in recent years.

3. Stamp Duty Stability

Fortunately, the Prime Minister has confirmed that there will be no changes to current Stamp Duty thresholds in this Budget.

  • What this means for us This announcement has removed a large amount of buyer hesitancy from our local market. Standard buyers still enjoy a 0% tax band up to £125,000, and first-time buyers pay no Stamp Duty up to £300,000. Buyers who were hesitantly waiting for tax clarity are now resuming their search.

What Should You Do Next?

The Swanage market isn’t slowing down, it has become a much more price-sensitive environment, but buyer activity is high.

  • If you are buying: You currently hold more choice than previous markets
  • If you are selling: ‘Price testing’ in this market is not advised. Homes that are priced accurately and realistically from day one are still attracting serious, motivated buyers.
